Total RevPAR
Total RevPAR (total revenue per available room) measures all hotel revenue, rooms plus food, beverage, spa, and other services, divided by available room nights. It extends the classic RevPAR metric to capture a property's full earning power.
As hotels diversify beyond room sales, total RevPAR gives a truer picture of performance and guides investment in amenities and ancillary services. Operators use it to judge whether non-room offerings actually add profit, and it increasingly appears alongside RevPAR in owner and investor reporting.
In practice
Total RevPAR is a key performance metric used daily by hotel revenue managers and general managers to assess overall financial health. By tracking Total RevPAR, these professionals can make informed decisions on pricing strategies, inventory management, and promotional initiatives. Understanding this metric helps identify revenue opportunities beyond just room sales, ensuring that all aspects of the property, including dining and amenities, contribute to profitability. Ultimately, it drives strategic decisions that enhance a hotel's competitive edge in the market.
