Building Automation System (BAS)

A building automation system (BAS) is the centralized control platform that runs a building's mechanical and electrical systems, HVAC, lighting, access, and metering, on schedules and setpoints. It is the operational core that smart-building software reads from and writes to.

Modern BAS platforms increasingly speak open protocols like BACnet so third-party analytics, fault detection, and IoT layers can integrate. The shift from proprietary, siloed controls to open, data-rich systems is what makes portfolio-wide energy optimization and predictive maintenance possible.

In practice

In day-to-day operations, a Building Automation System (BAS) is managed by facility managers and building engineers who rely on it to optimize energy usage, maintain occupant comfort, and schedule maintenance. Decisions driven by the BAS include HVAC adjustments based on occupancy levels and energy efficiency strategies. Commercially, an effective BAS enhances operational efficiency, reduces costs through energy savings, and can increase a building's value by improving its sustainability profile.
